Mike Greene

Mike joined TOK Commercial in June 2010 and became a partner in the firm in 2015. He is a seasoned commercial real estate professional who offers clients articulate, analytical and effective representation.

Mike was named TOK Commercial’s Salesperson of the Year (1st Place) in 2015, 2018, 2019, 2021, 2022 and 2023. He also placed as Top Producer (2nd Place award) in 2013, 2016, 2017 and (3rd Place award) in 2020. In 2015, Mike ranked #46 & #71 in the worldwide SIOR “TOP 100” office transactions.

Mike’s commercial real estate career began in 2006, when he relocated to Boise and joined Colliers International, earning rookie of the year honors. Over the last decade, Mike has focused on maximizing value for real estate investors. He routinely advises owners on leading-edge pricing, property positioning and creating long-term investment strategies that support wealth generation and preservation.

Mike has accumulated extensive market knowledge, expertise in property valuation and positioning. Evidence of the effectiveness of his representation is seen below.

Mike enjoys mountain biking, skiing, and spending time with his wife and two daughters. He is a two-time finisher of the Boise Ironman Triathlon and a four-time finisher of the Seattle to Portland Bike Race. In 2001, he was a member of the USAPL Junior National Powerlifting Team where he competed at the world championships in Taiwan.

Mike is a graduate of Central Washington University.

Ryan Montoya

Ryan’s career began with his father instilling in him the value of learning a trade, which led him to co-found an electrical contracting company while in college. After selling his interest in the electrical company,

Ryan transitioned to a superintendent role at a commercial construction company in Phoenix, Arizona, where he was responsible for overseeing contracting, scheduling, coordination, and project management.

Building on his construction background, Ryan pursued a legal career with a focus on representing businesses, real estate, and construction clients. After practicing with a law firm, he followed his passion for real estate by joining the Idaho Department of Lands, where he led the Real Estate Services Bureau. As Bureau Chief, Ryan successfully collaborated with industry professionals to achieve the State Board of Land Commissioner’s objectives, relying on his extensive professional experience and education.

These experiences fostered his entrepreneurial spirit and business acumen. Ryan’s diverse career in development, construction, law, and government leadership uniquely positions him as a business owner and professional. He currently manages a development company, representing private ownership groups in entitlement, development, and construction projects. As an owner and partner, Ryan prioritizes understanding and aligning with his clients’ intentions and interests.

Ben Helton

Ben is an accomplished entrepreneur and executive with a proven track record in scaling businesses and delivering exceptional value to investors.

As the Co-Founder and Co-President of Cutting Edge Landscape, Ben led the company’s expansion across 12 western states, establishing offices in Boise, Salt Lake City, and Denver. Under his leadership, Cutting Edge became a market leader in commercial landscape, snow removal, and asphalt maintenance services, with revenues growing from $10 million to over $50 million in just seven years.

In 2021, Ben successfully negotiated the sale of Cutting Edge to HeartLand, a premier national landscape platform with over $500 million in annual sales. This strategic exit achieved a 7x multiple return for investors within a three-year investment period. Following the acquisition, Ben took on the role of Senior Vice President within HeartLand’s executive committee, where he oversaw the company’s organic sales and marketing efforts.

Ben’s deep expertise in business operations and strategy translates seamlessly into his approach to commercial real estate investment. With hands-on experience completing build-to-suit and tenant improvement (T.I.) projects, he possesses a nuanced understanding of the owner-tenant relationship, having operated on both sides of the table. This unique perspective allows Ben to identify and capitalize on value-add opportunities within the commercial real estate sector.

A Boise, Idaho native, Ben is deeply committed to his community and the Mountain West region. Alongside his wife of 10 years, Ben enjoys exploring the great outdoors with their two young children. His passion for the area drives his investments in both the local community and its thriving real estate market.

Josh Purkiss

Josh is an accomplished real estate professional with a proven track record of managing complex transactions and delivering outstanding results. He brings strategic insight, exceptional analytical skills, and effective leadership to every project he undertakes.

Josh is a licensed real estate broker with extensive experience in real estate development, asset management, and acquisitions. His career includes serving as the Real Estate Services Bureau Chief for the Idaho Department of Lands, where he led a team of over 25 professionals, and as Director of Operations for Freestone Capital and Development, where he drove strategic growth initiatives and managed high-value projects.

Josh has also held leadership positions in commercial appraisal and REO management, where he oversaw teams, negotiated complex transactions, and implemented innovative solutions to address intricate challenges. His diverse expertise and credentials reflect his deep understanding of the real estate industry and his ability to deliver exceptional results.
